Method
Soft wash, not blast
Most of what a Charlotte home needs is soft washing. Low pressure and a cleaning solution that kills mildew and algae at the root, instead of high pressure that forces water behind siding, strips paint, and takes granules off roof shingles.
Concrete is the exception. There a surface cleaner does the work evenly, without the wand stripes that show up under afternoon light. Ask any company you call what psi they run against siding. The answer tells you most of what you need to know.
Answers
Common questions
- How much does pressure washing cost in Charlotte?
- Most residential jobs fall between $150 and $800 depending on the service. House washing runs $250 to $550 for a typical home, roof cleaning $400 to $800, and driveway cleaning $150 to $260. Our full pricing page publishes ranges by service and explains what moves a quote.
- What is the difference between pressure washing and soft washing?
- Pressure washing cleans with force. Soft washing cleans with chemistry at roughly garden hose pressure. Most of what a Charlotte home needs is soft washing, because high pressure forces water behind siding, strips paint, and takes granules off roof shingles. Concrete is the main surface that genuinely wants pressure.
- Do you serve South Carolina?
- Yes. Fort Mill, Tega Cay, Rock Hill and Lake Wylie are inside our service area and get the same crews and the same pricing as a Charlotte address. A lot of Charlotte contractors treat the state line as a boundary, which is why those towns are chronically under-served. We do not.
- How often should a Charlotte home be washed?
- Once a year for most homes. Piedmont humidity keeps mildew and algae growing on north-facing walls through the summer, and pine pollen coats everything in spring. Homes under heavy tree cover often need it more often. Late spring, once the pollen drop finishes, is the best window.
- Are you licensed and insured?
- Yes. Work is performed by a licensed, bonded and insured Charlotte crew carrying $1 million in liability coverage. Commercial clients, property managers and HOA boards can request a certificate of insurance naming the property as additional insured, and we send it as a matter of course rather than only when asked. Call 980-888-8283 and we will have it over the same day.
- How soon can you get out to my property?
- Residential work is typically scheduled the same week you call. Commercial work runs one to two weeks out. Both can be faster depending on how full the schedule is, so it is worth asking. We walk the property before quoting rather than pricing off a satellite image, so the estimate visit comes first and the work follows once you approve the number.
